SP Setia has offered two additional venues to be part of the National Covid-19 Immunisation Programme (NCIP) in its effort to help the government to ramp up vaccination for the people and achieve herd community.
It said this will bring a total of six SP Setia vaccination centres (PPVs) of which four are mega PPVs across the nation.
SP Setia Senior Executive Vice President Datuk Seri Koe Peng Kang said it currently holds the record for the highest daily record of vaccines administered and is expected to increase to a total of approximately 26,800 doses of vaccines administered daily at its PPVs by August.
“Our aim to help accelerate the NCIP remains. With the Covid-19 cases hitting a record high of more than 17,000 cases recently, the programme’s speed must be increased to achieve the desired inoculation of 80% of the population as soon as possible.
“Hence, the more PPVs made available to assist the government, the more doses can be administered to the people daily,” he said in a statement today.
The Setia City Convention Centre 1 & 2 (SCCC1 & SCCC2) PPVs in Setia Alam and the Setia Spice Arena PPV in Penang commenced operations in June while PPVs at the Setia Eco Templer Clubhouse in Rawang and Setia EcoHill Club 360 in Semenyih have started operations this month.
Another mega PPV, Setia Spice Convention Centre, is targeted to start operations in early August.
“All our PPVs are operated under strict Stand Operating Procedures (SOPs) imposed by the government.
“With this assurance, we hope more will come forward to receive their vaccines allotted at our PPVs, according to their appointments,” added Koe.
Setia Eco Templer Clubhouse started its vaccination operations on July 26 at its Templer Ballroom and Club Terrace.
The PPV is expected to administer an average of 750 doses of vaccines per day in the first week, eventually targeting 2,500 doses per day in the following weeks.
Vaccinations at the Setia Eco Templer Clubhouse PPV are facilitated by around 150 volunteers and medical staff, supported by Team Setia daily for the comfort and safety of vaccine recipients.
Setia EcoHill Club 360’s Amber Hall started its PPV operations on July 5 and is currently seeing up to 1,300 people vaccinated daily.
The PPV also allows walk-ins for senior citizens aged 60 and above to help further facilitate the vaccination processes.
Operations at the PPV are supported by combined efforts of more than 100 public servants, medical personnel and Team Setia volunteers daily.
Following the start of the NCIP programme at SCCC2 on June 7, the mega PPV expanded its capacity and began its process for the Covid-19 Industry Immunisation Program (Pikas) on June 28 at SCCC1.
“SCCC1 is currently inoculating up to 3,000 individuals daily under the Pikas programme whereas SCCC2, under NCIP serves up to 10,000 people daily,” said Koe
It added that walk-ins for those above 60 years of age without MySejahtera vaccination appointments are allowed at SCCC2 subject to availability.
Setia Spice Arena is administering up to 3,000 doses daily until July 28 and 2,000 doses from July 28 until August 7.
This will be increased to 5,000 doses per day starting August 8, while Setia Spice Convention Centre which will be operational as an additional mega PPV venue in Penang targets to administer 5,000 doses daily starting in August.
“We hope with more private sectors coming in to assist the government on this initiative, we will be able to achieve a herd community very soon and this will inadvertently spur the Malaysian economy into its recovery phase,” he added.

Meanwhile, Setia Eco Park’s proximity to Bukit Cerakah forest reserve provides residents with a cool and soothing atmosphere, especially in the mornings.
Hosting ambient dining and drinks, including private lounge spaces, Sky Dining @ Aspire Tower boasts fantastic views.
The paradigm shift from traditional work-in-office to remote working with flexible hours, along with the reliance on technology, has changed the demand for office space in the new normal.
While the working community adjusts to the new norm, Malaysia’s leading developer S P Setia Bhd has promptly adapted to the needs of office users today, as exhibited in its latest corporate office tower development named Aspire Tower at KL Eco City, located in Bangsar, Kuala Lumpur. While fitted out as a modern-day workscape, it also addresses the concerns of uncertainty and cost faced by companies today.
Aspire Tower features layouts for three different office types, catering to a wide spectrum of industries and corporate needs. A flexible spatial planning system provides a fertile environment to nurture networking amongst industry players, from young start-ups to international corporations.
The Executive Offices range from 1,152 sq ft to 1,971 sq ft, Signature Offices are from 3,623 sq ft to 16,393 sq ft, while Premier Offices take up the entire floor of 18,690 sq ft. While there would be two independent lift lobbies with a total of 16 elevators serving the office tower, Premier Offices have the provision of a separate high-zone lift lobby to only those working on the high zone floors for privacy, security and exclusivity.
With different sizes available, this gives the flexibility to companies to choose the offices which suit their needs and nature of work. Business owners looking for the perfect office for right-sizing in the wake of the pandemic would find units in Aspire Tower an attractive option too.
Regardless if you are a multinational company, small-medium enterprise or even a start-up, here you get to share the same prestigious Bangsar address as big corporations which have already moved their offices into KL Eco City including Zurich Malaysia, Gibraltar BSN Life Bhd, Samsung Malaysia Electronics, Shopee Malaysia, J&T Express, Klook and Veolia Water.
Standing tall at 42 storeys, Aspire Tower is slated for completion in 2Q2022. Intelligently designed to engender creativity and collaboration among businesses, the Grade-A stratified office aims to cement the status of global corporations by upholding the highest standard in the integration of flexible workspace, leisure and interconnectivity.
JLL Property Services Country Head YY Lau observes that companies have started to right-size and optimize their space usage since last year and KL Eco City offers the sizes that are in demand. KL Fringe area like KL Eco City development is still holding relatively well compared to the KL City.
“KL Fringe areas, which are easily accesible via highways and public transporations and with a wide range of modern and high quality offices, are still doing well. KL Eco City has the advantage of being an integrated development with added points of its proximity to the super regional mall within walking distance,” says Lau.
Meanwhile, Knight Frank Malaysia Corporate Services Executive Director Teh Young Khean notes that the average rentals and overall occupancy rates of office space in overall Klang Valley (KL City, KL Fringe and Selangor) have continued to be under downward pressure in 1Q2021 as the year started on a more challenging note.
The average rental rate in KL Fringe areas is about RM5.71 psf (-0.5% q-o-q) with an average occupancy of 85.9% (-0.2% q-o-q). Nevertheless, he opines that the occupancy in KL Fringe areas is expected to stabilise in 2021.
Amidst the challenging market, KL Eco City recorded a positive trend for both occupancy and rental. As of 1Q2021, the average rental rate and occupancy stood at RM5.28 psf and 71.2% respectively, exhibiting an increase from 4Q2020 (RM5.17 psf and 62% occupancy), Teh adds.
Aspire Tower is also accessible through the Abdullah Hukum LRT Station which is linked to the new KTM Komuter Station.
Aspire Tower also elevates productivity to new heights by offering a range of service premises, thus advancing a lifestyle element to the conventional 9-to-5. Service premises, which include wellness facilities adjoining a swimming pool, sky dining and business centre, are available for outright purchase by companies.
One of its stand-out points is that you have the benefit of owning your private car parking spaces which come as accessory parcels when you purchase selected office units in Aspire Tower. This eliminates the daily hassle and stress of finding a parking space during rush hours.
Aspire Tower is superbly connected to exclusive amenities within KL Eco City, including luxury residential towers, a 5-storey retail mall and a stylish 4-star business hotel operated by ONYX Hospitality Group – Amari Hotel. Winner of 2019 FIABCI Malaysia Property Awards (Office Category) and 2020 FIABCI World Prix d’Excellence Awards (Office Category), KL Eco City is a 25-acre mixed-use and transit-oriented development located at Jalan Bangsar.
Strategically sited to be part of Kuala Lumpur’s new golden triangle, which encompasses the area of Damansara Heights, KL Sentral and Bangsar, KL Eco City is easily accessible via six new ramps and bridges which connect to major roads including Jalan Bangsar, Federal Highway, Jalan Maarof and the New Pantai Expressway (NPE). In addition, peak hour traffic congestion is significantly reduced by an internal two-tier road system.
As a transit-oriented development, Aspire Tower is also accessible through the Abdullah Hukum LRT Station which is linked to the new KTM Komuter Station. Catering to business partners and associates from all over the world, you can hop onto the KLIA Express from KL Sentral, which is two stations away from the integrated LRT-KTM station at KL Eco City. The best part is a covered pedestrian link bridge that joins the development to the bustling Mid Valley City, which offers another array of shopping, dining and services.
Knight Frank Capital Market – Investment Executive Director James Buckley shares that owners/investors of strata offices within a mixed-use & transit-oriented development such as KL Eco City will benefit from easier letting of office space due to the strong tenant demand for locations that provide convenience to amenities and transport, as well as potential capital appreciation in the future.
“Despite the shift in office space trend and a standstill in transaction volumes in 2020 due to the lock down restrictions and pandemic, there is still demand from owners and companies from various industries such as IT/E-Commerce to either lease space or own units in locations such as KL Eco City,” says Buckley.
Conceived to redefine the workplace and working culture, Aspire Tower is the final skyscraper office at KL Eco City, which is set to be one of the most desirable and coveted business addresses in the near future.

It has become a stamp of social and entrepreneurial approval for an upstart to thrive in Bangsar, or for companies expanding to do so while embracing fresh, new ideas.
“Location, strong visibility of the company, clustering of related businesses, accessibility by roads or public transport and having sufficient carpark are among the key decision factors involved in purchasing an office,” shares Veena Loh, Director of Research & Consultancy of JLL Property Services.
KL Eco City offers an outstanding opportunity to tap the potential of the emerging new commercial hub, dubbed the New Golden Triangle, which extends from KL Sentral on Jalan Bangsar to Damansara City in Damansara Heights, encompassing also Bangsar, Pantai and Mid Valley City. At the heart of this New Golden Triangle sits KL Eco City which not only leverages on its highly strategic location but also adds value to this increasingly significant CBD by creating new standards in accessibility, design and architecture, functionality as well as rental rates.
Strategically situated at the heart of the integrated mixed-use development KL Eco City, Aspire Tower enjoys the perks of having direct access to the LRT-KTM integrated rail hub which comprises of the existing Abdullah Hukum LRT Station linked to the new KTM Komuter Station. One can hop on the KLIA Express easily from KL Sentral which is only two stations away from KL Eco City.
KL Eco City is also interconnected by major roads, and easily accessed with six new ramps and bridges towards Federal Highway, New Pantai Expressway (NPE), Jalan Maarof and Jalan Bangsar. An internal two-tier road system is also provided to ensure smoother incoming and outgoing traffic flow within the development.
“The presence of supporting services like hotel, a wide range of F&B in nearby retail malls and other related services provides convenience to the office tenants at KL Eco City,” says YY Lau, Country Head of JLL Property Services.
Connected to Mid Valley City via a pedestrian link bridge, KL Eco City has also attracted high-profile tenants from professional services, consumer electronics and new tech including Samsung Malaysia Electronics, Zurich Malaysia, F-Secure, Gibraltar BSN Life Berhad , Phillip Wain Malaysia, WeWork, Shopee, Klook, J&T Express, and Veolia Water.
“A well-developed transit-oriented development (TOD) is likely to see price appreciation as the development matures and more companies and individuals move to the TOD. Ownership enables the company to save substantial cost in the long term. In terms of business, a company owning the office in a TOD in the longer term will attract customers from those utilising the remaining mixed development due to the ease of transport,” YY Lau adds.
“To weather through the after-effects of COVID-19, most businesses will be looking at cost- cutting measures to preserve cash and ensure business continuity,” shares Teh Young Khean, Executive Director of Corporate Services of Knight Frank Malaysia. “More office occupiers are seeking flexibility to allow them to stay nimble and avoid getting locked in long-term leases.”
Offering further insight, James Buckley, Knight Frank Malaysia’s Executive Director of Capital Markets, adds: “We find multi-national companies prefer the flexibility that comes with renting office premises whilst many local, established, companies see the advantages of long term ownership and the ability to build up equity over time, rather than paying out monthly rental.”

PETALING JAYA: After achieving the monumental feat of converting the Setia SPICE Arena and Setia City Convention Centre (SCCC) into mega vaccination centres (PPV), S P Setia Berhad will be opening two more PPV next month.
With the aim to help the government in the National Covid-19 Immunisation Programme, the developer’s Setia Ecohill Clubhouse and Setia Eco Templer Clubhouse will start operating as PPV on July 5 and July 15 respectively, each with a daily capacity to administer up to 1,000 doses, before gradually increasing to 2,000.
Concurrently, SPICE and SCCC, which started operations as mega PPV on June 7, have risen to the challenge to inoculate up to 3,000 and 8,000 people per day respectively.
Starting tomorrow, the SCCC will also start giving up to 3,000 jabs daily under the government’s Public-Private Partnership Covid-19 Industry Immunisation Programme (Pikas).
S P Setia senior executive vice-president Datuk Koe Peng Kang said SP Setia’s venues, which used to provide magical moments for weddings, concerts and expos, have now been dedicated to offer the same positive experience for vaccine recipients.
Describing vaccination as “light at the end of the tunnel”, Koe said the company wanted to do its part to help the nation recover, so that halls may once again be filled with gatherings and borders opened to welcome travellers and investors.
“We saw a need to come forward and offer resources like our venues and manpower without calculating any monetary returns or economic objectives.
“We only have one objective now, which is to help everyone get vaccinated so that we can get on with our lives.
Smooth process: National Covid-19 Immunisation Programme coordinating minister Khairy Jamaluddin
visiting SCCC on the first day of the mega vaccination centre’s operations. Accompanying him are Koe (centre)
and Teo.
“There will be a time that all of us are protected against the virus and there will come a day that all of us can meet again and gather in function halls, dressed to the nines, like we used to before.
“The whole ecosystem must come back. We must get back what we have missed and everybody must have optimism and positive energy that we can get through this,” he said.
With this goal in mind, S P Setia convention centres head Francis Teo said while converting their venues into PPV, they acknowledged that this time, it is not like hosting a normal event, but one with a lifesaving purpose.
Being seasoned event organisers, Teo said they wanted to maximise the comfort of vaccine recipients and create magical moments for them from the minute the visitors arrive at an S P Setia PPV until they leave.
From providing 2,000 free-of-charge parking bays at both SPICE and SCCC, to special access for the elderly and the disabled, as well as lively selfie stations for “vaxxies” (vaccination selfies), S P Setia is aiming to curate a positive vaccination experience.
“To facilitate proceedings at both vaccination centres, a total of 800 civil service employees, volunteers and medical personnel are deployed.
“We also have our own staff at the forefront who have volunteered to guide the way, assist with crowd control and answer any queries.
“We are very pleased to do this community engagement with the opportunity that we have to help,” said Teo.
He added that there has been no issue of wasting vaccines at the two PPV, as they have a storage facility that ensures any leftover vaccines at the end of the day could be safely kept before being used up first thing the next morning.
“Each day, we get a fresh delivery of vaccines and more than 95% is used with a very minimal number held back, of about less than 5% daily due to no-shows or, people rejecting vaccine brands or people found to be unsuitable for it.”
Teo noted that Malaysia had recently reached a new daily record of administering over 250,000 doses of the vaccine.
“We feel proud that we have played a part in contributing to those numbers,” said Teo.

KUALA LUMPUR (June 15): Property developer S P Setia Bhd has successfully priced a RM800 million sukuk issuance, proceeds of which will be used for the group’s project development, refinance its borrowings and general corporate purposes.

THE Setia SPICE Arena in Bayan Baru, Penang, would administer approximately 1,000 to 3,000 doses of vaccine daily.
The Setia City Convention Centre (SCCC) in Setia Alam, Shah Alam in Selangor, is expected to give 3,000 doses in the first four weeks and hope to reach 8,000 in the next four weeks.
These two centres have been converted into mega vaccination centres (PPVs) beginning June 7 and have been operating without a hitch.
SP Setia Bhd senior executive VP Datuk Koe Peng Kang said Malaysia’s healthcare and economy are currently going through a very challenging period.
“It is with this urgency, that as corporate citizens of the country, we must play our role to support the government’s initiative to have the National Covid-19 Immunisation Programme rolled out at an accelerated pace.
“As time is of the essence now, we wasted no time to offer our venues and infrastructure on a rent-free basis to expedite the logistics and venue preparation,” he said.
Koe also hopes that savings in rental could help the government in sourcing for more vaccine-related resources to expedite herd immunity for the nation.
“We are honoured to be working closely with the Ministry of Science, Technology and Innovation (Mosti), Health Ministry, both Penang and Selangor state governments and the respective district offices,” he added.
A total of 800 public servants, volunteers and medical personnel have been deployed respectively in order to ensure the vaccination process remains smooth.
Among them are MyVac volunteers, Royal Malaysia Police, Malaysian Armed Forces, Civil Defence Force, State Health Department, The People’s Volunteer Corps, Department of Youth and Sports, Covid-19 Immunisation Task Force and respective District Offices.

The two centres have also displayed guides on special passages for people with disabilities and special needs and they would be escorted by volunteers from the designated drop-off area.
Moreover, parking fees have also been waived for all vaccine recipients and volunteers at both SCCC and Setia SPICE Arena.
SP Setia had been working closely with the government to mobilise resources making sure that opening the PPV centres was timely on June 7.
SP Setia Foundation, with the technical support of SP Setia’s ICT also sponsored 150 laptops for the entire period of operation.
It also provides breakfast for frontliners in its first month of operations.
PETALING JAYA (June 3): The freshly restored Battersea Power Station in London, UK has obtained the highest-ranked position of World Gold under the Master Plan category at the FIABCI World Prix d’Excellence Awards 2021. The results were announced virtually yesterday.
According to a media statement today by S P Setia, being honoured with one of the most prestigious international awards is a great achievement for the Battersea Power Station and affirms its position as a world-class mixed-use development.
“This is a proud win for Battersea Power Station and for us, the Malaysian shareholders of this iconic project. We recognise the importance of creating values and are committed to contributing to building a harmonious and caring community,” said chairman of Battersea Project Holding Company Datuk Ahmad Pardas Senin.
Echoing similar sentiments, the chairman of Battersea Power Station Development Company Datuk Wong Tuck Wai added that the project has provided an extraordinary opportunity to revitalise a once derelict abandoned building into a progressive urban and sustainable development.
“Achieving this award from FIABCI World Prix D’Excellence right after the recent momentous handing over of the Power Station to its first residents makes us exceptionally proud of our endeavours,” he added.
On May 24, the restored and repurposed Battersea Power Station welcomed its first-ever residents when homeowners received the keys to their new homes following the completion of Switch House West.
Meanwhile, the mixed-use historic building (former coal-fired power station) will be home to Apple’s London Campus next summer, in addition to hundreds of new shops housed in the turbine halls, a 2,000-capacity event venue, an 18,500 sq ft food hall, a glass chimney lift and hundreds of new homes.
Some 25,000 people will soon be living and working here, creating one of London’s largest office, retail, leisure and cultural quarters.
KUALA LUMPUR (May 26): Battersea Power Station in London has opened the doors to its first-ever residents. Homeowners were handed the keys to their new homes in the Grade II* listed building, following the completion of Switch House West, the first major element of the Power Station to complete.
The rest of the building will be completed in stages throughout the rest of the year, with residents moving into the Boiler House and Switch House East in the coming months.
The occasion was marked on Monday May 24, 2021 with a special public performance by members of the London Symphony Orchestra, who played at the foot of the Power Station, alongside Battersea Power Station’s own Community Choir, as visitors and residents enjoyed alfresco dining at the restaurants and bars along the riverfront. “As custodians of this globally significant building, it is with great pleasure that we welcome residents into the Power Station for the first time in history. This is a proud day for Malaysia and the consortium of shareholders who transformed this historic building into a sustainable city living address, while restoring the landmark and giving it a new lease of life,” said Battersea Project Holding Company chairman Datuk Ahmad Pardas Senin in a press release today.

Battersea Power Station Development Company chairman Datuk Wong Tuck Wai said strong progress continues to be made across the entire project and the group is delighted to see the Malaysian Vision for this thriving new London neighbourhood now becoming a reality.
Meanwhile, half a million sq ft of office space in the building will be handed over to Apple this summer to commence the fit-out of its new London Campus. Retail and F&B brands will begin fitting out their units later in the year, ahead of the Power Station opening to the public from next year.
The Northern Line Extension is on track to open from this autumn, with a new Zone One London Underground Station at Battersea Power Station significantly enhancing the connectivity of this part of London.

Much progress is also being made to Electric Boulevard, the third phase of the project, which comprises buildings to the south of the Power Station by Gehry Partners and Battersea Roof Gardens.
The Power Station is at the heart of one of central London’s largest, most visionary and eagerly anticipated new developments, involving the transformation of a 42-acre former industrial brownfield site into a new town centre for London, comprising new homes, shops, cafes, restaurants, offices, event spaces and over 19 acres of public space including a six-acre park.
“Our Power Station residents join an already thriving community of people living, working and enjoying this new riverside destination. Following this latest significant milestone, we now look forward to completing the remaining elements of the Power Station, ahead of opening to the public next year,” said Battersea Power Station Development Company CEO Simon Murphy.
Once open to the public, Battersea Power Station will house over 100 shops, bars and restaurants, as well as unique events and leisure spaces, including the Chimney Lift Experience, which will be operated by global events and entertainment leader IMG. The glass elevator will transport visitors 109m up inside one of the Power Station’s iconic chimneys, before they emerge at the top to enjoy unrivalled 360 degree views of the capital’s skyline.
Circus West Village, the first chapter in the regeneration of Battersea Power Station, is home to over 1,500 residents and over 20 bars, restaurants, cafés and fitness and leisure offerings. The thriving riverside neighbourhood welcomes over three million people on average each year, thanks to its annual events programme.
With the Northern Line being extended to give this new neighbourhood its very own Zone 1 London Underground station this year, Battersea Power Station is expected to draw Londoners, international visitors and workers from across the capital, with journey times to the West End and the City taking approximately 15 minutes. It will be one of the go-to places for South West London, boosting the local economy and creating over 17,000 jobs.
